Housing news mixed in Prince William County

Foreclosures on the rise nationally. Foreclosures on the rise regionally and locally. But in Prince William, the rate of foreclosure, and the prediction for more of the same, is nonetheless tempered by some positive news: Home sales in June were on the upswing and the job market remains strong.
“Despite the acute crisis in the housing market,” the latest issue of the county’s Economic Indicators Newsletter reads, “the local economy still exhibits remarkable resilience … The predominance of the federal government and Prince William’s enviable proximity to it will greatly ameliorate any downturn in economic activity.”
At the same time, June looked as good for the housing market as could be said for any month in a long time. But in context, the report suggests, that’s still not saying a lot.
“Home sales in Prince William County for June 2008 continued to reflect a troubled market, though some positive signs were apparent,” according to the newsletter. “Home sale prices halted their five-month decline in June.”
The average reported price for that month was $288,005, compared to May’s $284,509.
“Lest we get too cheeky, however,” the findings continue, “it must be noted that one month does not a trend make and June’s number is still a 25.6 percent decrease from a year earlier, when the average home sold for more than $400,000.”
So is the overall news good or bad?
Mixed, at best, and it’s too soon to predict when the pendulum will swing to one decided direction, according to the report.
On one hand, there’s this: “A further indication of intransigent problems in the real estate market is the number of distressed properties, meaning homes in pre-foreclosure, auction and bank-owned … In Prince William County, the number of distressed properties increase dramatically throughout the first three quarters of 2007,” according to the findings.
On the other hand, this: In the last quarter of 2007, the number of distressed properties in the county tapered.
But once again, the report flows the other way, with statistics compiled for January 2008 showing distressed properties were once again on the rise. And once again, the gloom and doom comes with temperance.
“The current wave appears to have crested,” this section of the report finishes, “with over 6,600 distressed properties reported for May and just over 5,900 for June 2008.”

No obviously from your misinterpretation of housing sales up and crime down you must not be reading them either. Do you have a lot of picture books? Please move to Fairfax with the rest of your illegal criminal invader buddies. Did you hear about the hospital that turned in a cafeteria worker for using someone else’s identity. She was jailed and will be deported. They need to find her illegal 19 year old daughter while they are at it. She will leave too if she really cares. LOL Chris Cummings

ZCX, Now ZCX you are insinuating tha the Pot News and Post that I get are different from what yours has. I don’t believe they publish 2 editions. The problem is you obvious lack of reading abil.ity and comprehension/unerstanding of what you read.

Phdee i am definitely anti-illegal immigrant, not anti immigrant as you have continued to lie about and the only kook is one who likes to pay higher taxes so someone else can get something for free, actually that is sheer idiocy and lunacy. Look in the mirror racist, if you like illegals then you are automatically discriminating against legal immigrants as well as being supportive of criminal illegal actions i. e. illegal immigrants which has nothing to do with legal immigrants as you have continually mischaracterised or just plain lied about. Not to mention your continual lies about ESOL numbers, housings sales, crime figure numbers as reported in the Potomac News, Washington Post, etc. etc. on a daily basis. LOL Chris Cummings

LOL, generally the news must be good if housing is positive. Incidentally that is also a sign of plentiful employment as well. Maybe you are better off in the city where the crime and taxes are higher. Sorry Duane it was a housing bubble it may take another 10-20 years for it to even remotely approach the astronomically high prices of a couple years ago. ROTFLMAO. Chris Cummings

ZCX+, the anti-immigrant kook and racist, just can’ get his “facts” in order, not that he has any. Everything I read or hear doesn’t show and glimmer in PWC in the housing market. We lead NVA in foreclosures. Why is this? The resolution and hatemongers sich as ZCX played a huge role. There will always be a home buyer somewhere. But one sale doesn’t make a boom. The fact is that PWC homes (I read) are 25% lower in price today than last year. Wow!! In other words, if PWC has a “boom”, then it’s because the housing prices are cheaper than elsewhere, not because of “safety” or “crime”. Strictly a figment of his warped imagination.

No Chris, people just want a cheap house. I just hope the prices go back up again around 2011/12 so I can sell and move closer to the city. I should have never bought in this area.

But generally doing better than other localities in this region at least in 2008. I thought people would be leaving according to the hate mongering illegal apologists??? Looks like more people are willing to move in to a safer county like PWC. LOL Chris Cummings
