Sheetz is eyeing another new location in central Prince William County.

The popular convenience store chain opened a location on Caton Hill Road in 2016, in Bristow in 2017 and just began construction at a new location on Dale Boulevard. Now, the company is eyeing a site on Dumfries Road at Independent Hill.

A special use permit request submitted to Prince William County proposes allowing a new business park with Sheetz at the front of the lot that currently houses Parsons Farm’s landscape materials site.

The site at 14237 Dumfries Road is currently zoned A-1, Agricultural and designated “Flexible Use Employment Center.”

The style for the Sheetz building looks similar to the Caton Hill Road location, with a large outdoor dining space.

The request is currently under review by county planners.

Crews are starting construction at the site at 5350 Dale Boulevard on two lots in front of the Mapledale Plaza at the corner with Queensdale Drive.
